Our standard "Flat Fee" listing sells for $575. This is the product that will create the opportunity for you to build a quick and easy cash flow business. Because your clients pay up front for their services, you are able to create a regular base income, something that is dearly missing in our current traditional industry. Additionally, many of your clients will want to upgrade their service as they see the need for more professional assistance in selling their home. They pay as they go which is not only extraordinarly fair to them, but profitable for you. You collect your fees as you perform the service. By working in this manner you are truly compensated for your time and expertise and not wasting your energy working and hoping to be paid should the property sell. In today's market it takes more work to sell a home than it did even last year. You deserve to be paid according to your efforts and skills and we know sellers don't mind paying well for those services. They just do not appreciate the old fashioned traditional way most agents have worked in the past.
For those clients who want a "Full Service" program where you not only list their property but fully represent them and see it through to closing they pay $1600 up front and 1/2% at closing. You will be able to help them through the entire transaction by reviewing their offers, negotiating for them, opening up escrow and title services all the way to closing. The majority of this work is done from your home office via telephone, fax and computer. Because this service is still enormously cash saving for the client we do not usually spend a great deal of time meeting with clients. Again, this type of efficiency offers you the opportunity to take on more clients than normal, thus offering them the best of your expertise without wasting a lot of time driving to meet them personally.
Finally, there are custom programs that you can create to suit each individual client and their particular needs. You and the client fix the fee or commissions to be paid. No need to ask our permission or get approval from some head office or managing broker. You charge whatever you and your client agree upon. This service is where you can really shine and show off your professional skills and build a long lasting business realationship with your clients. This is still a customer service business, however it should not be static. It is ever evolving as our markets change and become more efficient. You should be able to change at will with the market and not be held captive by a real estate broker or management department.
